Property Marketing

A useful property campaign helps the right buyers understand the home and gives you information you can use. Start with the property, your timing and the likely audience, then agree the marketing work and cost before launch.

Show what buyers need to investigate

Discuss photography, the property description, floor-plan information where available, and the documents buyers can request. A family home, a compact townhouse and a lifestyle property may need different features explained. Accurate presentation matters as much as visibility: tell the salesperson about relevant records, alterations, shared arrangements and known issues.

Agree what should be ready before photography and how the home will be presented at viewings. Our preparation guide helps you organise that work without assuming a major renovation is necessary.

Understand the proposed channels and cost

Ask which listing websites, social or digital promotion, signage, print material and viewing arrangements are proposed for your property. Confirm the actual package, optional items, GST, payment dates and any charges that remain payable if the property does not sell.

The Ray White network and the team’s buyer conversations can support the campaign. Ask your salesperson how they will identify relevant interest, make introductions and follow up. A contact in a database is not automatically a qualified buyer for your home, and a network capability is not proof that every tool or service is included in your package.

Compare itemised proposals rather than relying on a lowest-cost claim or an assumed discount. Ask what any quoted discount applies to and what you receive for the total spend.

Turn reporting into decisions

  • Who handles enquiries and provides the available property information?
  • How will open homes and private viewings be arranged?
  • What feedback will you receive, how often and from whom?
  • Which figures describe online views, enquiries, inspections and written offers?
  • When will you review presentation, pricing or the next campaign step together?

Large viewing numbers do not themselves establish readiness to buy. Useful reporting connects activity and buyer feedback with relevant market evidence and your options. Agree what happens if a campaign needs more time or a different approach; no marketing package guarantees the price or sale date.
