When Numbers Count

Market Numbers Explained

The Ray White network gives a local property conversation a wider context. For a buying or selling decision, the useful question is which evidence relates to your property, how current it is and what it actually measures. Headline network totals alone do not establish the likely result for an individual Selwyn home.

Start with a clear place and date

Stats NZ’s Selwyn District summary, checked on 23 October 2026, reports 87,600 estimated residents at 30 June 2025 and 30,075 private dwellings at the 2023 Census. These describe the whole district, with different reference dates. They are useful community context, rather than current transaction counts or a price estimate for your home.

Our four-place comparison guide connects that context with verified facilities and property-choice questions in Rolleston, Lincoln, Prebbleton and West Melton.

Read market reports with the measure in mind

Ray White New Zealand’s Ray White Now collection provides a national reporting resource. Check the date, geographic coverage, data source and definition used in any edition before applying a figure to your situation.

  • Median and average prices summarise a group of transactions differently. A change can reflect the mix of homes sold, rather than the same movement in every property’s value.
  • Asking prices describe marketing positions; completed sales are a different type of evidence.
  • Sale counts and days on market need a defined area, period and population. They do not predict exactly when your property will sell.
  • Auction reporting depends on which auctions and outcomes are counted. A national result is not automatically a four-town or individual-property result.

Bring the comparison back to the home

Ask your salesperson which recent completed sales are genuinely comparable and how land, condition, layout, ownership, services and timing differ. Discuss current competition alongside those sales. A council rating value, an online estimate and an agent’s appraisal answer different questions; none guarantees the eventual sale price.

Campaign reporting also needs context. Online views, enquiries, inspections and written offers are different measures. Ask what the activity and feedback suggest about your options rather than judging a campaign by one large number.
